An Overview of the Teamway Pre-Construction Delivery System

Sourcing more than 2 decades of ministry-related construction experience, Teamway Builders has developed a construction delivery system that borrows the strong points from each construction delivery approach while seeking to eliminate or minimize the weak points. For instance, Doing It Yourself provides three strong assets: Knowledge of the actual / real construction cost, Control of who does the work and what you spend to accomplish the work, and then keeping the Savings from building it yourself.

The system Teamway uses is a hybrid of Design Build.  We walk through the design phase with the church to help control cost and to give a builders’ perspective. However, we do not believe it is to the church’s best advantage to have the architect work for the builder.

Why not have the architect and builder under one contract with the church? 
The primary reason is for the church to maintain control rather than surrendering control, knowledge, and negotiated savings to the builder / architect.  We believe a balance of power in the church’s favor is the best advantage for the church. When the architect and Teamway (the builder) both work directly for the church it assures that the church has the Knowledge, Control, and all Savings that would, otherwise, be surrendered to the builder.

Under Teamway’s Construction Management System, Teamway is the General Contractor who practices Construction Management.  This system improves functionality, lowers the cost of building, and we manage the project for the church.  It does not add to the workload for the church, but does provide a peace that all control, knowledge, and savings have not been lost.

Our Payment Model Protects Your Interests
Teamway endeavors to provide the building you desire at the best possible price in your area. We provide one of our Project Managers, full time, to manage the construction of your facility. We solicit bids from as many local subcontractors as possible and then base our fee on the lowest bid from each division of the building process and the Project Overhead (cost of providing the project manager, construction trailer and related cost of producing the construction).  

Once the lowest bid cost has been obtained, Teamway’s fee is fixed along with the Project Overhead cost. Using this early process results in a Refined Preconstruction Estimate that gives you a realistic budget of what your design should cost to build in your area. We then determine how many months the construction will take, and we fix the cost of providing the Project Overhead at that number of months. If we take longer than the scheduled time, we do not charge the church.

If change orders are requested by the church (or sometimes the building permit office, etc.), the construction time frame might lengthen. We are paid Project Overhead for this. We also receive our markup on change orders. Often the change orders require no additional time and the church pays no addition Project Overhead, resulting in free project management (supervision) for the change order.
 
In addition to the pre-construction services above, we practice three very important, no-cost services:
First, we offer each sub contractor an opportunity to give back to the church out of his or her earnings. When sub contractors understand that all savings go back to the church 100% and not the contractor, they are often eager to give.  Through this system we have built under budget every time but one for 21 years. Historical savings for churches have ranged from 5% to 22%.  Remember, this price is established by adding the lowest bids plus the Project Overhead and our fees.  

Second, Teamway uses FAB™, or Full Access Billing. We believe in accountability. Our Fixed Fee is based on the lowest bids paid monthly.  Invoices are fully disclosed and paid by the church. The church is assured there is no advance billing or front loading.      

Third, Teamway stands behind our work. We have gone back to churches as far back as seven years after completing a job to repair work, even if the difficulty was not our responsibility. For Teamway constructing churches is a ministry. We are not money-driven, we are ministry-driven.  Therefore we stand behind our work to relieve the church of this burden.
