Responsible Stewardship in Facilities Development

Seven Keys

In keeping with our mission, Teamway Builders is committed to helping each client steward their God-given resources for maximum value and effectiveness. Consider the following ways our processes and experience help ministries "plan well and spend wisely".

 Creating the Master Plan/Design

We can recommend certified architects with extensive experience in ministry facility projects.
With Teamway you work with a Construction Management company specializing in ministry facilities.
We review design concepts and floor plans that have worked for other ministries.
Teamway evaluates space utilization of existing facilities.

 Establishing the Budget

We will develop a budget early in the process, and help you maintain it during planning and design.
Teamway reviews costs of other projects to give your committee guidance on what costs to expect.
In addition, Teamway’s fixed fee and detailed estimate (with documentation from sub-contractors and suppliers) gives your church line-item knowledge of anticipated project costs.

Protecting the Budget

Teamwork between the architect and Teamway starts at the very beginning to avoid over-budget designs.
Teamway’s track record is impeccable relative to building within budget.
Unused contingency money is kept by the church.
Negotiated savings with subs and suppliers are kept by the church.
Change orders are billed at only Teamway’s fixed fee rate—they are not arbitrarily marked up.
Your church receives an itemized billing each month.
Teamway coordinates and prepares all checks for payment while your church retains signature authority to issue checks. It is your money.

Safeguarding Design Integrity and Job Quality

Teamway works with certified architects and follows all federal, state, and local building codes with proper permits and approvals.
The architect and Teamway sign separate agreements with the church, and each is directly responsible to the church.
Teamway expects scheduled site inspections by the architect to insure design integrity and adherence to construction documents.
Teamway dedicates a project manager to be on-site for the duration of your project.
Teamway’s home office sends a representative to make site inspections monthly.
The estimating process and presentation allows your church to know and be involved in the approval of all sub-contractors and suppliers.
Teamway practices continuous improvement training with its project managers.

Developing and Keeping Deadlines

Teamway works with the church to establish scheduling for design and construction.
The committee is made aware of typical problems that delay building programs and how Teamway can help solve them.

Communicating with the Church

Whenever requested, Teamway will have a representative at congregational meetings to provide information and help educate the congregation. This can range from a formal presentation of operations to a simple question and answer session.
Teamway provides timely reports to keep the committee and church updated on progress.

Funding the Building Program

A feasibility study can help determine potential support. We recommend a church ministry consultant who will provide an organized program, encouraging member involvement without high-pressure tactics or loss of confidentiality.
