What You Can Expect from Teamway

We are experienced in church architecture and understand what you’re trying to accomplish in ministry, so we can identify personally with your goals of how things in the structure are laid out and how the structure reveals the church’s personality. We actively participate with you in that effort. That’s a bonus! We work on a fixed income so that cutting corners to make more money is not a temptation. We know this business well and are good at what we do. You need someone on your side that can give you full time attention in the construction process. We will work with you and your Architect to offer solutions to problems in the planning stage, remembering that he is the expert in design. In other words we will be an added benefit to the team of Architect and Church.

Preconstruction Services:
We provide consultation through the pre-construction phase on conceptual planning, budgeting, scheduling, architectural relations, financing and permitting.
We bid the architectural documents to provide a refined pre-construction estimate. This is an actual bid-supported project budget that is presented to the staff and building committee for discussion. We are proactive in the pre-construction phase. Our goal is to assist the church in proper planning to allow them to overcome any obstacles that would prohibit them from building.
Construction Services:
We use Construction Management approach as the delivery system to allow the church the Knowledge, Control and Savings that can be realized through their construction project. During the project the home office and full time on site project manager work hand-n-hand with the church, architect and local municipalities to analyze bids, negotiate contracts, review and maintain construction documents, establish and maintain schedule, process billings and supervise the construction.
OVERVIEW OF PRE-CONSTRUCTION SERVICES
Design Stage: We become an integral part of the plan review process by providing another set of experienced eyes; attending requested meetings with the church and architect; providing a general project budget, and refining it as plans develop; and working with both architect and church to coalesce a team effort to produce the best combination of affordability and type (quality) of structure to be built.
Bidding Stage: We research and notify the broadest possible base of sub-contractors, from the active market of sub-contractors and suppliers, to produce the final anticipated price of the project. The church is given an unusual amount of Knowledge/Options, has immediate and ultimate Control of both the money and selection of firms to perform the work and can expect to reap Savings in the process. We also will work with local and state agencies when necessary, to help with the permitting process. Teamway, as a part of each of our projects, performs all of this routinely.
CONSTRUCTION MANAGEMENT SYSTEM
Job Overhead/General Conditions Costs: There are costs associated with every construction project and every builder. Below we’ve excerpted from our contract agreement a listing of General Conditions items we normally incur on a project, and believe we are average to below-average in costs in this area. Most of these costs are time related and therefore based on the job schedule. Producing a fixed charge for this category and paying these costs directly ourselves, we invoice the church in equal increments at the normal billing cycles, usually monthly.
Fee Structure: How is Teamway paid? Teamway is paid an equal amount of money per month for General Conditions, Example: if the General Conditions equals $100,000 and it’s a twelve month job, then the General Conditions draw will be $8,833 per month ($100,000 ÷12).
The Management Fee is based on low bids and General Conditions and becomes a fixed dollar amount when the final budget is given, however, this management fee is drawn each month, not in equal amounts like the General Conditions, but proportionally based on the amount of total billings approved that month. Example: $75,000 approved billings (including the $8,833 General Conditions) would produce $6,750 ($75,000 x 9%) for Teamway. The two amounts of $8,833 and $6,750 totaling $15,583 would be paid to Teamway.
We note here that the Management Fee of 9% includes our Administrative and Selling overhead set at 6%, leaving a 3% profit. All Contingency money is held (and kept if not needed) by the church. Also, all negotiated savings and all discounts remain 100% with the church.
Final Budget: We develop the final budget by placing a Teamway Project Manager at the church office to introduce sub-contractors/suppliers to the project. Plans are given out; questions are answered over a period of three to four weeks. Prices are requested normally about four weeks from our arrival on site. The Project Manager is there approximately three weeks during that time. Bids are retrieved and compiled in a summary form to be presented to the committee (usually about one week after bid due date). The summary presents the lowest reasonable bids along with Teamway’s General Conditions and Markup. General Conditions and Markup are fixed at that time.
Selecting Sub-contractors: We solicit bids from as many subs and suppliers as possible within a reasonable distance of the Work without initially qualifying them, since Teamway’s markup is based on the LOWEST bid received from the pool. Prior to hiring we check references, suppliers, (and banks if necessary) while reviewing the names of the prospects with the church committee. The low bidders might not be recommended to the church.
Company Change Order Process: Change orders originate from three sources: church ordered; government ordered; and those arising from conflicts in the plans. Most come from the first two. If there is no reason to resist the request for the change order, we provide a simple form to identify the change and present the price with respective markup (and time extension charges, if any). We do not simply offer “a price” for a change order; rather, the church actually pays the sub-contractor and Teamway directly after negotiations with the sub-contractor.
