Construction Management Defined
Construction Management, one of several excellent contracting methods, is an alternative to the traditional Design/Bid/General Contracting method of project delivery.
Construction Management places primary emphasis on integrating the design and construction phases of the project. It is a team approach from start to finish that strives for project completion within the optimum time frame, delivering value and quality.
The Construction Management method employs a construction manager, who coordinates and manages the building process. He is a member of the construction team with the owner, architect/engineers, and other consultants as the project may require.
The Construction Manager uses his skill and knowledge of general contracting to develop schedules, prepare project construction estimates, analyze alternative designs, study labor conditions, advise concerning construction techniques, perform value engineering, and coordinate and communicate the activities of the team throughout the design and construction phases.
